The Scope of a Detailed Inspection

Thermal Imaging

  • The entire house will be scanned with a thermal imaging camera, to detect any anomalies that indicate temperature differences, revealing hidden problems like heat loss, leaks, and overheating.

Moisture reading

  • The perimeter of the basement walls, around windows and all thermal imaging anomalies, are gone over with a moisture meter to determine the moisture level. To identify water penetration and plumbing leaks. 

Electrical

  • All electrical panels inspected for panel, wire, breaker, and interruptor condition. Wiring type is identified, as well as verifying wire to breaker sizing, and proper panel supplies are proper. 
  • Smoke detectors are inspected, as well as all receptacles and light fixtures. 

Plumbing

  • All supply and drainage lines are inspected, and identify for poly-b, lead, and galvanized supply lines which often require replacement, as well as for cast iron and older sewer lines that should be scoped to determine condition. (Scoping sewer lines is not a service offered)
  • Hot water heaters are fully inspected, with a general life expectancy given. 
  • The sump pump is inspected, with a general life expectancy given. 
  • All pluming fixtures, sinks, faucets, toilets, shower valves, and hose bibs are inspected. 

Structure

  • The foundation is visually inspected where possible, then thermal imaging, moisture reading, as wells as a visual inspection of the wall covering the foundation are all taken into account to determine the condition of the foundation. 
  • All the walls and ceiling of the home are visually inspected to identify any and all  compression cracks, as wells as crack that have opened significantly that are indications of excessive movement of the structure. As well as thermal imaging and moisture reading to determine if there is any possibility of active mold or rot. 
  • The attic is entered to determine the condition the roof structure, also to determine if there is any water penetration through the shingles or flashings. That there is proper ventilation, and all ducting is properly run through the attic space. The insulation and weather stripping is identified and rated for valve. 

Envelope

  • The roof is visually inspected by either climbing up and walking the roof, or using a drone, to determine the condition of the shingles, flashings, vents, and chimney. So that a general life expectancy can be given and any needed repairs can be identified. 
  • The exterior walls are visually inspected to insure there are no points of possible water penetration. 
  • The windows are inspected for proper seal and operation. 

Mechanical HVAC

  • The heating, cooling,  and ventilation systems are tested, opened up and inspected to insure they are in proper working condition, as well as to determine if any components are close to failure, and a accurate general life expectancy can be determined. 

Appliances

  • All of the household appliances are tested

Septic

  • The septic system is inspected to determine the type, condition, with a general life expectancy for the tank. 

Wells

  • A full water well report with water quality test is not part of the general inspection. But a general overview identifying the type of well, and inspection of the well components, how the quality of water is effecting the plumbing fixtures, and how the well handles a large demand of water.
